Based in the Humber area, we work with landlords across Hull, Grimsby, Cleethorpes, Louth, Market Rasen and Scunthorpe. Alongside running Let Us Rent, we bring eight years of hands-on experience supporting local letting agents with property maintenance and repairs. That experience gives us a practical understanding of the problems landlords face and the local contacts to help get things sorted.

What's included

Two packages. You choose who handles repairs.

Rent Collection & Compliance

£29.90 per property / month
Taking over
  • We take over your existing tenancy. No new agreement with your tenant.
  • We check your documents: tenancy agreement, Gas Safety, EICR, EPC, How to Rent and Right to Rent.
  • We take over the deposit, check it is protected and make sure the tenant has the prescribed information.
  • We write to your tenant with the new payment details.
Rent
  • Rent paid into our protected client account.
  • Rent that reaches our account by 3pm on a working day is checked and sent to you the same day, minus our fee. Later payments are sent the next working day.
  • A clear monthly statement.
  • Late rent: reminders to the tenant on day 1 and day 7. From day 14 we contact the tenant directly, agree a payment plan with your approval where possible and keep you informed. Preparing formal arrears notices and court action are not included.
Compliance
  • Every deadline tracked: Gas Safety, EICR, EPC, deposit, Right to Rent, PRS Database.
  • Certificates arranged for you: one fixed price for each certificate before anything is booked, your approval, access agreed with the tenant. Arranging it is included in your package.
  • Certificates checked, filed and sent to the tenant when required.
  • We ask the gas engineer to test the smoke and CO alarms at the annual Gas Safety visit.
  • New: PRS Database registration help, normally £99, included. We prepare your details and certificates and help you register before the deadline.
  • Renters' Rights Act: your tenancy paperwork kept in line with the new rules.
  • One annual rent increase notice (Section 13) included.
  • We serve notices you have prepared or approved, such as an arrears notice or a notice to end the tenancy. Preparing them and choosing the legal grounds is not included.
  • We tell you when a change in the law affects your property.

Repairs: your tenant reports them to you directly.

Rent, Compliance & Maintenance

  • Included here too: PRS Database registration help (normally £99), Section 13 notice, certificates and deposit.
  • Your tenant reports repairs online at any time: form, email or WhatsApp.
  • We collect photos and details, judge how urgent it is and give the tenant clear safety instructions.
  • A quote from our local contractors, or we coordinate your own contractor.
  • Repairs up to £150 go ahead without waiting. You can set a lower limit. Anything above it needs your approval.
  • Two quotes for larger jobs.
  • We arrange access, follow up the job and send you photos, the invoice and a short report.
  • No limit on repair reports and no admin fee per report.

Contractor fee: contractors we arrange pay us 10% of their invoice, minimum £18 per job. You always see the final price, and we charge you no admin fee for coordinating repairs.

You only deal with decisions. We deal with the tenant, the contractor and the follow-up.

Optional annual property check: £89 a visit. We visit, check the condition of the home, look for damp, mould and anything that needs repair, meet your tenant and send you a photo report within 2 working days.

Finding a new tenant

Need a tenant? We find one.

Only for our clients, for a new property or a new tenant, on either package. We keep advertising at no extra cost until the property is let. Referencing and credit check for one tenant included, £25 for each extra person.

Move-in Online

£99

We advertise the property, do the referencing and credit check and the Right to Rent check, prepare the tenancy agreement and protect the deposit. You show the property and hand over the keys.

Move-in with viewings

£349

Everything in Move-in Online, plus photos for the advert, the viewings, a check-in inventory with photos and the key handover. Local agencies charge £420–£540 for this.

If you leave us within 6 months of the move-in, we charge a further £100.

Many landlords have not yet heard about all of these. Both packages cover them.

Renters' Rights Act

Tenancies are now periodic, Section 21 has ended and rent can only be increased once a year with a formal Section 13 notice.

We: prepare your annual Section 13 notice and keep your tenancy paperwork in line with the new rules.

East Midlands: 15 February to 14 May 2027

PRS Database registration

Every rented property must be registered on the new national database, with a government fee of £65 per property per year, paid by the landlord directly to the database. Hull, Grimsby, Cleethorpes and Scunthorpe are in Yorkshire and the Humber. Louth and Market Rasen are in the East Midlands, where registration starts earlier.

We: prepare your property details and certificates, remind you when registration opens and help you complete it. Included.

Joining a landlord redress scheme will become compulsory for private landlords.

Certificates and safety

Gas Safety every year, EICR every 5 years, a valid EPC, working smoke and CO alarms, and the deposit protected within 30 days.

We: track every date, get a quote, book access with your tenant and file the certificate. We ask the gas engineer to test the alarms at the same visit.
