1. Introduction
Welcome to LetUsRent. By using our services, you agree to the following terms and conditions. These terms apply to all clients and govern the provision of our property management services.
2. Services Provided
We offer comprehensive property management services including:
Rent Collection: Collecting rent from tenants on behalf of landlords.
Certificate Management: Ensuring compliance with gas safety, electrical safety, and other necessary certifications.
Property Inspections: Conducting regular inspections every six months to ensure property upkeep.
Deposit Management: Handling tenant deposits in compliance with legal requirements.
Tenant Issue Management: Addressing and resolving tenant-related issues.
Move In Service: Includes advertising the property, finding tenants, conducting viewings, tenant referencing, and setting up tenancy agreements.
3. Fees and Payments
No Upfront Fees: All charges are deducted from the first month's rent.
Move In Option: Available for £250, which is also deducted from the first month's rent.
Service Fees: Basic Package at 5% of monthly rent (minimum £49); Extended Package at 6% of monthly rent (minimum £70).

4. Client Obligations
Accurate Information: Clients must provide accurate and complete information about their property and tenants.
Additional Costs: Clients are responsible for any additional costs incurred during property management, such as repair and maintenance fees.
Compliance: Clients must ensure their property complies with all legal requirements and certifications.
5. Non-Payment by Tenants
In the event that a tenant does not pay rent, the following steps will be taken:
Reminder Notices: We will send reminder notices to the tenant.
Late Fees: Applicable late fees will be added to the tenant's account as per the tenancy agreement.
Communication: We will attempt to communicate with the tenant to resolve the issue.
Legal Action: If the tenant continues to default, we will advise the landlord on the legal actions that can be taken, including serving notice and commencing eviction proceedings if necessary. The costs for legal actions will be the responsibility of the landlord.
Agency Commission: The agency's commission for managing the property will still apply, even if the tenant fails to pay rent. This fee is deducted from the collected rent or paid by the landlord if rent is not collected.
6. Termination of Services
Either party may terminate the services with a 30-day written notice. Any outstanding fees must be settled before termination.
7. Limitation of Liability
LetUsRent is not liable for any indirect, incidental, or consequential damages arising from the use of our services. Our liability is limited to the amount of fees paid for the services provided.
8. Governing Law
These terms are governed by the laws of the United Kingdom. Any disputes arising from these terms will be subject to the jurisdiction of the UK courts.
9. Changes to Terms
LetUsRent reserves the right to update these terms at any time. Clients will be notified of any significant changes. Continued use of our services after changes have been made constitutes acceptance of those changes.
